YOUR  ST˜R  POWER, SCRIPTS FOR YOUR SUCCESS FROM HOWARD BRINTON:  www.StarPower.com.  LISTING PRESENTATION – EXPLAIN MARKETING CONTINUED (from last several weeks’ newsletters which is archived on the blog):  When you say the buyer can pay for the repairs, I agree with you, then can but will they?  That can be done and we can wait to see what we must do.  (Gymbeaux Note:  Good time to talk about buying a car.  How many car buyers buy a car knowing that repairs must be made before they can drive it away?  Not many!)  However, I’d rather put you in control by finding out what we need to do and making the needed changes while the property is on the market.  This way is really to your benefit because improvements will increase the salability, reduce objections, and prevent you from having a broken down transaction.  Listen, you don’t want to be a week or two weeks away from moving and then have to make all the corrections (discovered in a home inspection).  Let’s stay in control and get you moving down the road.  (Gymbeaux Note:  This is where you encourage your sellers to obtain a home inspection before the buyer does.  Find out what needs to be fixed before you receive a contract on the home then either fix it or price it accordingly.  You and the Seller can then use the Home Inspection Report as a marketing tool demonstrating to a potential buyer that you take selling the home seriously, that you have already identified issues and have taken action to fix the issues or price the home accordingly.  The buyer does not have to accept the report and can still obtain another but why would they, official home inspections are done by third party un-biases and usually licensed home inspectors.)

Have you ever had the Universe call your bluff?

You know what I mean. You've had this idea that someday you were going to do - something, something big, something meaningful.

Start a movement, build a following, write a book, change the world in some way. For years you've told yourself this. But you haven't done it because there were always obstacles, and the time wasn't right. Or so you thought.

Then one day, seemingly out of nowhere, the right person or circumstance or opportunity opens up right in front of you and says, "OK, do it now!"

Yikes! You stand there looking at the possibilities and this wave of emotion, half excitement and half fear, washes over you. The Universe has called your bluff. Which emotion will win?

This is when you find out what you really want and if your dream has been just a dream for years, you may find the fear factor is hard to overcome.

Here's a better way. Find little bits of things related to your big dream that you can do now. You may not speak to thousands but you can speak to small groups. You may not write the next big blockbuster novel, but you can start blogging.

There's always some way that you can live bits of your dream now, and when the big opening comes, you'll be ready. It's easier to step into the opportunity when you're already living bits of it.

When your window of opportunity appears, the shade will be UP, and you'll be ready!

Live your dream in some way every day. That's the best gift you can give yourself.

Online Newsletter for the Week Ending October 26


There is no quote this week because this past week we lost one of the good ones; Amy McClain.  She was my coworker, she was a teammate, but more importantly she was a friend and a confident.  Amy will be truly missed.  Good by Mon Frere.  The following poem says it all:

WISDOM FROM MICHAEL DUNN, author of What’s The BIG Secret.  http://michaelpdunn.org/Success.html From pages 112-113:  Given the loss of Amy McClain this week, I took a little liberty with two paragraphs from Michael Dunn’s book.  In the book he was specifically referring to teachers.  I replaced teachers with Amy because it applies.  Page 154-155:  During my years as a public school teacher, I watched as some teachers would lose their sense of purpose.  When their goal would change from teaching young men and women to grow and be great to just wanting to get through the day – the consequences are staggering.  But I have also seen the sense of fulfillment that teachers (Amy) have when their goal is to HELP their students (teammates) reach their full potential.  The rewards are great as the students’ (teammates) young minds grow the seeds the teacher (Amy) has sown.  In the instance the teacher’s (Amy’s) goal was changed from just making money to nurturing the children (teammates), the teacher (Amy) gained a sense of compassion, kindness, love, and patience that would awe most people.  The children (teammates) also sense that the teacher (Amy) cares, and they respond with respect and a desire to please.  When people know you have their interest in mind they will give you their full support, their time, their money, and (literally) the shirt off their back.

Online Newsletter for the Week Ending October 19


For repeat readers of the weekly newsletter you should immediately grasp that the first items is NOT the quote but this link to a www.TED.com video.  It is 20 minutes in length so if you don’t have the time, don’t click the link until you do have the time.  Personal note.  Over the past several weeks I have been thinking of just not doing the newsletter because there have been no responses either positive or negative or neutral.  None even when I have asked for them.  The following link to TED.com is a unique presentation that caused me to re-think doing the newsletter for several reasons.  First is very simple:  YOU NEED THIS STUFF EVEN THOUGH A LOT OF YOU DON’T KNOW YOU NEED IT.  Second and very important to me, I NEED THIS STUFF BUT I KNOW I NEED IT IF I AM TO FULFILL MY LIFE’S MISSION:  TO HELP PEOPLE DO WHAT THEY DO TO DO IT BETTER.  Finally, when the student is ready, the teacher will appear and for some of you, your life, your business and your income may one day change because of something you read or watch as a result of the weekly online newsletter.  I think this first link is one of those times but ONLY IF YOU WATCH IT INTENTLY; unfortunately most will not.  This could change the way you conduct your business.  Let me rephrase that, this SHOULD change the way you conduct your business; at least I hope so.  Also, if you watch The Mentalist, some of what Ms. Cuddy says towards the end of this presentation will strike home.  Think of Agent Cho; he stares down the person he is interviewing with no facial changes whatsoever.  I know it would make me nervous.

YOUR  ST˜R  POWER, SCRIPTS FOR YOUR SUCCESS FROM HOWARD BRINTON:  www.StarPower.com.  LISTING PRESENTATION – EXPLAIN MARKETING CONTINUED (from last several weeks’ newsletters which is archived on the blog):  Mr. & Mrs. Seller, I wouldn’t let the length of the listing worry me if I were you.  Let’s me explain.  If you recall, we discussed that you’re in control.  You are the one who decides whether the house sells or not.  If we, you and I, price it right, it will sell.  If you get it in good condition, do the things that I ask you to do, it is going to sell.  It’s not going to take nine months to sell.  But if you don’t choose to do those things and you pick the wrong price, we may very well be here in nine months.  I don’t want to be here any longer than we have to be.  I mean, good grief, we can birth a child in nine months.  So, the time it takes to sell has an awful lot to do with how the seller, you, prepare the house, price it and whether or not he gives us access to it when we have a buyer to show, so that all depends on you.

3 QUICK TIPS FOR EXCITING SALES PRESENTATIONS:  This was written by Tim Wackel at www.timwackel.com and received via www.SalesDog.com.  If you are not subscribing to the online newsletter at www.SalesDog.com you should be.  The first tip is to perfect a “hook”, to grab your customer or your class.  I would also suggest avoiding the standard opening “Good Morning” then waiting for the class to respond and then you respond, “GOOD MORNING!” said with greater emphasis.  I agree with Wackel and also with Jeffrey Gitomer who both suggest you start with a story that grabs the attention you desire in the first 120 seconds; that’s all you have.  If you don’t grab them early, you most likely will not grab them no matter how much time you take.  As Wackel suggests, humor is a great way to start any presentation.

GRATITUDE – NO GUTS, NO GLORY

Take out your goals list for this week so you can see if you make any one of these three most common errors with goals.

Oh, you don't have a goals list? That's mistake #1. How do you know if you're getting ahead if you don't have any mileposts? Every successful person that I know has goals written down.

Does your goals list (now that you have one) look like a task list?  There's nothing wrong with having a to-do list, but a powerful goals list goes beyond that. Goals have an element of what you want to achieve, not just what you want to get done.

So, if you're in sales, your task list might have “contact 10 potential customers each day" while your goals might include "create one new lifetime devoted customer this week." See the difference?

Now goals have to be measurable, but some people make mistake #3 by setting goals that are so big and so far out that they qualify as what I call "end of life goals," things you want to be remembered
for.

It's nice to know what that is, but it's hard to measure your progress. So in the meantime, set some goals along that path that you can measure and check off the list as you achieve them.

Years ago a good friend of mine used to greet every new challenge with the phrase, "No guts, no glory!" I'd like to modify that a little bit and suggest we greet each day with "No goals, no glory!"

Because it's true.

THE WORLD OF STEVEN WRIGHT:  I got stopped by a cop the other day. He said, "Why'd you run that stop sign?" I said, "Because I don't believe everything I read." 

SPEAKING OF AMBIGUITY:  Do infants enjoy infancy as much as adults enjoy adultery? 

UNDENIABLE TRUTH:  Nothing sucks more than that moment during an argument when you realize you're wrong.  

FAX FROM YOUR COMPUTER? Yep! Have you ever found yourself at home needing to send someone an email or file but do not have their email address but do have a fax number for them? Example, a lot of doctors do not give out their email but do give out the fax number to their office. If you go to www.FaxZero.com, you can send a fax from your computer without a fax modem. You can send just the cover sheet with your note or you can send a cover sheet and attach a file. Once you send it, you will receive a confirmation email stating that you intend to send a fax via www.faxzero.com. You click on the confirmation and then you receive an email stating the fax has been successfully sent. When you use the program you have the choice of paying for the fax service or using it as a one-time free fax. I have used it many times and have never been denied usage even though I have never paid to send a fax. Use it until they discontinue the free fax service.
