There are great articles/videos/free E-book on this link but the one entitled “Stroke of Insight” is simply fabulous! It is a recorded live presentation conducted by a Brain Doctor involved in research who herself had a stroke. The video is her description as to what happened, how she felt and reacted, what followed next and what she discovered. I was not prepared for the message when I began watching. We all have two sides to our brains. The left side is the analytical side. Her left side completely shut down and then she describes what she saw, thought and felt. There are valuable lessons on these two videos, please take the time to watch them – you may not be the same (in a good way) after you do. PURCHASE AGREEMENT CLASS. I put my presentation into a Word Document and posted it on www.SlidellCalendar.com, under Documents, Forms, Sales Forms. It is about completing the Agreement to Purchase and related forms. This information would be especially valuable to new agents but I am sure the “old dogs” may get something from it as well.

LEASE ADDENDUM. I have uploaded a Lease Addendum on SlidellCalendar.com in the Document Section Under Rental Forms as well as putting a copy in the binder in the Resource Room that you ought to use on all of your leases. It is very specific in regards to what happens to the tenant’s responsibility in the event of another Katrina type storm. When you read it you will understand why you should be using it.

CREATE A CONSUMER BLOG: I have encouraged everyone to use their email and Internet to maintain contact with their spheres of influence for years. It is far more simple to do so today than ever before. I have created two FREE blogs, www.NuggetsForTheNoggin.com and the Market Center’s Weekly Online Newsletter at www.ReadForAChange.com. The only cost involved is my time and the cost of the domain name. GREAT SAVINGS PLAN (DO IT AN ATTEND THE FAMILY REUNION by saving one dollar at a time!). Make a promise to yourself to never again spend a one dollar bill for anything except for possibly tips and tools. If you need something that costs only 89 cents, pay for it with a five dollar bill or large. Do what you will with the change but put the remaining dollar bills in a jar on your dresser. You will be absolutely amazed at how fast those dollars turn into a substantial sum of money. I can assure you that during the course of a year, you will save a sum far greater than the cost of attending the KW Family Reunion no matter where it is being held. Since sometime in April, I have already collected 268 one-dollar bills. Before that I had collected almost 400 one-dollar bills since January of this year. Put those to very good use! Got this idea from Neal Bortz’s book, “Somebody’s Gotto Say It!” (Great read by the way.)

NEW LAW HELPS TENANTS: The "Helping Families Save Their Homes Act of 2009", which became law on May 20, 2009, included provisions to protect tenants from eviction as a consequence of a foreclosure affecting the property being rented. Many examples were seen of families living in rental housing throughout the United States who were evicted without any prior notice when the home where they had lived was foreclosed upon. Much of the time, the rental family had no idea the home was in delinquency or subject to foreclosure until their eviction. The new law requires tenants be given 90-days notice prior to having to vacate, and allows them to stay through the remainder of their lease, if the home will continue to be a rental property.

SUSAN ROMANICK FINE ART. Susan gave a presentation at last week’s Partners Meeting and I explained how I would give out framed and matted Pen & Ink drawings of the Slidell area (they were actually three note cards sold by the Chamber at one time and a local frame shop framed them for me, three up). The cost was about $35.00 (that was some time ago). I wrote things on the back, hand written and then signed them. I found that my customers kept them for a very long time. One customer’s home flooded in Katrina taking on about 6 or 7 feet of water. They saved the art piece and it still hangs in their revitalized home some 20 years after I had sold it to them. How is that for shelf-life. Art work makes a terrific gift, especially if you personalize it on the back. I am not a poet but this is close to what I wrote on each piece:

Our Home

Shutters, shingles, boards and hard work;
By themselves are really nothing;
But when they are combined with love and care;
They form the nucleus of a house.

The house proudly stands alone,
As it protects and it shelters.
It sometimes looks good; sometimes not;
But through the years is remains a house.

Add people, families, friends and events;
Add furnishings, mementos and personal touches;
Add all the good times, and the not so good;
And suddenly the house becomes a home.

SESSION UPDATE: BILL REQUIRING HANDS-FREE CELL PHONE DEVICES ADVANCES.

Two bills of interest to the real estate industry advanced at the Capitol this week. HB 146 by Rep. Badon passed the full House of Representatives and now heads to the Senate. This bill would require hands-free devices to be used on all cell phones while driving a motor vehicle. An amendment was placed on the legislation that would make this requirement a secondary offense meaning that you would have to be pulled over for another violation before they could fine you for failure to have a hands free device in use.

Also, SB 249 by Sen. Jackson passed out of a Senate Committee that would increase the penalties for home improvement fraud. HB 858 by Rep. Ponti also passed the full House of Representatives. This legislation provides expanded tax credits for individuals who install wind and solar energy efficient systems in residential properties. HB 120 (timeshare law changes) and HB 704 (home warranty company requirements) are waiting to be heard by the Senate Commerce Committee next week.
