Market Center Online Newsletter for Friday June 26

QUOTE: “All that we are is a result of what we thought.” Budda. Think about this. You are where you are at this moment because of what you thought, said or did up and until this point in time. What you become will be a result of what you think, say or do from this point forward. Any Aha’s here? Want a different future? Change the way you think!

LATEST NUGGET. “Hanging Pictures” This Nugget was written as a result of the Gary Keller presentation Shift Two. You can access it at:

CRISIS IS THE BEST TIME TO EFFECT CHANGE. WHAT’S YOUR CRISIS? Article link to Jeffrey Gitomer’s latest blog.

MAKE A “YOU-TURN” TO SELL MORE by Anne Miller. This is a great link to a SalesDog Newsletter article reinforcing the belief that in sales it is NOT about YOU and IS all about the CUSTOMER! Great read!

FREE MP3 FILE AND FREE EBOOK. Use this link to see a 4 minute video that explains the MP3 file and also the Ebook. The MP3 is an audio that you listen to that puts your mind in an alpha state is 30 minutes long; the brief movie explains it better. There are several links to downloads, the first one did not work for me but the second one did for the MP3 and Ebook.

SAGE IS SET FOR RECOVERY. A very interesting article link.

YOUR CLIENTS DON’T KNOW WHAT YOU KNOW. This is a great article that I have uploaded to the Document Section of under Listing Documents. I have taken exception with a couple of points but the article otherwise is very good. I have made my exceptions in RED.

WANT A GOOD LAUGH (WHO DOESN’T). If this doesn’t make you laugh in a good way, nothing will. Even Simon laughed!

Market Center Online Newsletter for Friday June 19

QUOTE: From Joe Tye:

“People don't quit a mission; they only quit a job.”
“People don't leave a team; they only leave an organization.”
“People don't desert a leader; they only desert a boss.”
“Loyalty is to the organization what gravity is to the solar system.”

REMARKABLE VIDEO – A MUST WATCH! If you read nothing else, please click on the link at the end of this paragraph when you have about 20 uninterrupted minutes to watch two 10-minute video that appears on YouTube. There are great articles/videos/free E-book on this link but the one entitled “Stroke of Insight” is simply fabulous! It is a recorded live presentation conducted by a Brain Doctor involved in research who herself had a stroke. The video is her description as to what happened, how she felt and reacted, what followed next and what she discovered. I was not prepared for the message when I began watching. We all have two sides to our brains. The left side is the analytical side. Her left side completely shut down and then she describes what she saw, thought and felt. There are valuable lessons on these two videos, please take the time to watch them – you may not be the same (in a good way) after you do. Oh, and by the way, there are other great things to do on this site as well: Alternate site: this the same video in one viewing and does not have all the other links that the first site has.

THIS WILL BE A CLASSIC! Very funny but true article, “Disclosures of An Agent For Life”, written by Kris Berg.

PURCHASE AGREEMENT CLASS. I put my presentation into a Word Document and posted it on, under Documents, Forms, Sales Forms. It is about completing the Agreement to Purchase and related forms. This information would be especially valuable to new agents but I am sure the “old dogs” may get something from it as well.

LEASE ADDENDUM. I have uploaded a Lease Addendum on in the Document Section Under Rental Forms as well as putting a copy in the binder in the Resource Room that you ought to use on all of your leases. It is very specific in regards to what happens to the tenant’s responsibility in the event of another Katrina type storm. When you read it you will understand why you should be using it.

CREATE A CONSUMER BLOG: I have encouraged everyone to use their email and Internet to maintain contact with their spheres of influence for years. It is far more simple to do so today than ever before. I have created two FREE blogs, and the Market Center’s Weekly Online Newsletter at The only cost involved is my time and the cost of the domain name. Here is how a Keller Williams agent, Vicky Chrisner, is using as I have but she uses it to keep in touch with her database and makes it available to everyone on the Net: Check it out: It takes only a few minutes to create, and only minutes to maintain and if you don’t buy a domain name, the entire process is FREE.

5 POSITIVE LEADERSHIP STRATEGIES, by Jon Gordon. Excellent article for our times.

EDUCATIONAL REMINDER: You need TWELVE HOURS (12) of approved Continuing Education for 2009. We are almost half way through the year, how are you doing in complying with this requirement. You must have 4 hours of CE on the new Agreement to Purchase. The new National Association of REALTORS Quadrennial Education is now posted online at under education where you can take it free. REMEMBER, WHEN YOU COMPLETE A COURSE, PROVIDE A COPY OF THE COURSE CERTIFICATE FOR VIRGINIA’S FILES AND ALSO ONE FOR ME TO MAIL TO THE BOARD OF REALTORS.

GAPS IN HOMEOWNERS INSURANCE. Good article thanks to Nicole Silva. This will make you think twice before you say something about your neighbor.

Market Center Newsletter for the Week Ending June 12

QUOTE: I guarantee that most people (certainly not you however) will have to read this one a couple of times for it to sinks in. “There is nothing which you now know, and nothing about what you think you don’t know, that will help you create the success you desire. The key to your success lies only in what you don’t know that you don’t know. Do you understand?” From the book, The World’s Greatest Networker by John Milton Fogg.

RYAN CASTLEBERRY IS THINKING OUTSIDE THE BOX. He has created Bicycle Tours of Homes – check out the audio with Gary Keller at:

GREAT SAVINGS PLAN (DO IT AN ATTEND THE FAMILY REUNION by saving one dollar at a time!). Make a promise to yourself to never again spend a one dollar bill for anything except for possibly tips and tools. If you need something that costs only 89 cents, pay for it with a five dollar bill or large. Do what you will with the change but put the remaining dollar bills in a jar on your dresser. You will be absolutely amazed at how fast those dollars turn into a substantial sum of money. I can assure you that during the course of a year, you will save a sum far greater than the cost of attending the KW Family Reunion no matter where it is being held. Since sometime in April, I have already collected 268 one-dollar bills. Before that I had collected almost 400 one-dollar bills since January of this year. Put those to very good use! Got this idea from Neal Bortz’s book, “Somebody’s Gotto Say It!” (Great read by the way.)

FREE EBOOK. If you want to learn what this week’s quote is all about, if you want to learn how building your Keller Williams Profit Tree can work for you AND those people you sponsor and if you want to understand the benefit and value of residual income, you need to read The World’s Greatest Networker. The book has been uploaded to in the Document Section in the Ebook Folder. When you read it, keep in mind that you are or should be building your real estate business and at the same time developing your Profit Tree and whenever the book refers to Network Marketing, think of building your Profit Tree. THIS IS GOOD STUFF!

DAVID KNOX VIDEOS ON SALE, 5 FOR $99, SAVE $26.00. 6 Different Titles.

THE CRISIS (CURRNT PROBLEMS) IS NOT FINANCIAL. This is a great article that appeared on ActiveRain, written by John Mulkey. It goes hand-in-hand with the Nugget posted on today. Check out John’s article at:

SOUTHWEST AIRLINE VIDEO: Yes it is entertaining but if you watch closely, you will see someone taking on a boring and very routine part of a job and making it fun. There is a valuable lesson in this short video.

THREE FACTORS INFLUENCE CHOICE OF REALTOR. Great article about a recent Baylor University study:

COMERCIAL REAL ESTATE. Anyone interested in pursuing commercial real estate should give serious consideration to the following:

Take the 4-hour Introduction to Commercial Real Estate course
Take the Commercial Purchase Agreement Course
Join NOMAR’s CID (Commercial Investment Division), cost is $50 a year
Join LACDB which is the Commercial MLS service, Application $100, then $30 a month

If you want to include your commercial listings on the LACDB MLS service, you must join the service. One of the requirements is that your Designated Broker (that would be me) is a member which I am. You can obtain the registration forms on

NEW LAW HELPS TENANTS: The "Helping Families Save Their Homes Act of 2009", which became law on May 20, 2009, included provisions to protect tenants from eviction as a consequence of a foreclosure affecting the property being rented. Many examples were seen of families living in rental housing throughout the United States who were evicted without any prior notice when the home where they had lived was foreclosed upon. Much of the time, the rental family had no idea the home was in delinquency or subject to foreclosure until their eviction. The new law requires tenants be given 90-days notice prior to having to vacate, and allows them to stay through the remainder of their lease, if the home will continue to be a rental property.

Market Center Newsleter for Friday June 5

QUOTE: “Whoever believes life is fair has never played LSU in Baton Rouge!” Said by former Arkansas Governor Mike Huckabee. Is that priceless or what? I was cheering the television when I heard him say it. I can only imagine what the Arkansas Razorback fans thought. The truth is no defense in this case! GEAUX TIGERS!

MISSISSIPPI MARKET CENTER TELEPHONE NUMBER: We now have a 601 area code number that will ring in our Slidell Market Center. For your information we used the MagicJack that you see advertised on television. The number assigned was then call forwarded to our Market Center 649-6333 number.

MASTERY OF THE GAME OF SELLING, a 10 minute training video by David Knox (in my opinion the best real estate specific trainer in the business); great stuff!

IS IT THE LAW OF ATTRACTION, OR THE LAW OF HARD WORK? YOU DECIDE! By Jeffrey Gitomer (who else?). This is another “gem” amongst many that Gitomer provides on a weekly basis. If you follow the link that Gitomer suggests, I may have to do some “explaining” to you-know-who. This is really good stuff folks!

ONLINE LORE MAGAZINE.COM. This is an online blog regarding real estate technology which will be updated every Tuesday and Friday. There is an interesting opening article regarding making a video of a For Sale By Owner. Good reading.

WHERE IS THE SENSE OF URGENCY? Good article on how we need to be flexible in our business especially given the state of the economy, real or perceived.

NABOR NEWS: Check out the updates and new NABOR Blog

THE GOLDEN RULE OF SALESMANSHIP, by Jim Meisenheimer, True and funny.

BOOK RECOMMENDATION: The 4:8 Principle by Tommy Newberry. From the book jacket, “Research indicates that the average person thinks approximately 50,000 thoughts per day. Each thought moves us either toward our God-given potential or away from it.” If you want to move TOWARD your potential, do two things, read this book and then take Newberry’s 8-Day Challenge:
I signed up to take it and will let you know the results next week. Never ask or suggest someone do something you are not prepared to do (remember that the next time you tell someone to “stick it”). Gymbeaux

WOMEN, TOO PUSHY OR TOO MUSHY? There is an excellent Internet Based Television program primarily for women but men can learn from as I have called, Brave Heart Women Television. Check out this 10 minute video discussion. While there, check out some of the other discussions of previous shows:

SUSAN ROMANICK FINE ART. Susan gave a presentation at last week’s Partners Meeting and I explained how I would give out framed and matted Pen & Ink drawings of the Slidell area (they were actually three note cards sold by the Chamber at one time and a local frame shop framed them for me, three up). The cost was about $35.00 (that was some time ago). I wrote things on the back, hand written and then signed them. I found that my customers kept them for a very long time. One customer’s home flooded in Katrina taking on about 6 or 7 feet of water. They saved the art piece and it still hangs in their revitalized home some 20 years after I had sold it to them. How is that for shelf-life. Art work makes a terrific gift, especially if you personalize it on the back. I am not a poet but this is close to what I wrote on each piece:

Our Home

Shutters, shingles, boards and hard work;
By themselves are really nothing;
But when they are combined with love and care;
They form the nucleus of a house.

The house proudly stands alone,
As it protects and it shelters.
It sometimes looks good; sometimes not;
But through the years is remains a house.

Add people, families, friends and events;
Add furnishings, mementos and personal touches;
Add all the good times, and the not so good;
And suddenly the house becomes a home.

Move away; the home becomes a house again,
And your new house your new home.
Although time tends to widen the two;
Our memories of this house will forever keep it a home.

Welcome Home!

Two bills of interest to the real estate industry advanced at the Capitol this week. HB 146 by Rep. Badon passed the full House of Representatives and now heads to the Senate. This bill would require hands-free devices to be used on all cell phones while driving a motor vehicle. An amendment was placed on the legislation that would make this requirement a secondary offense meaning that you would have to be pulled over for another violation before they could fine you for failure to have a hands free device in use.

Also, SB 249 by Sen. Jackson passed out of a Senate Committee that would increase the penalties for home improvement fraud. HB 858 by Rep. Ponti also passed the full House of Representatives. This legislation provides expanded tax credits for individuals who install wind and solar energy efficient systems in residential properties. HB 120 (timeshare law changes) and HB 704 (home warranty company requirements) are waiting to be heard by the Senate Commerce Committee next week. LR’s complete list of industry-related bills is available for review in two Word documents linked here. These documents will be regularly updated as bill status changes. Should you have questions on specific legislation, please contact Norman Morris at 800-266-8538.
