Online Newsletter for November 27

THANKSGIVING HOMEWORK: Here is a homework assignment for Thanksgiving Day from Jeffrey Gitomer; don’t just eat and be merry, go to work to reinforce your presentation: http://www.gitomer.com/articles/ViewPublicArticle.html?key=ajcdMibak3PuHBNsCWoRTA%3D%3D

QUOTE: “I feel like a mosquito in a nudist colony. I look around and I know it’s wonderful to be here, but I don’t know where to begin.” Douglas Fairbanks, Jr.

NEW NUGGET: I Sound Professional; Don’t I? You can access it at www.NuggetsForTheNoggin.com.

GOING PAPERLESS: Look at what Sonja Pace said about her first experience in going paperless: “It took less time to do this than make all those copies.............soooooooooo easy!!!! Longest part was scanning!!!!! Big fan of paperless. I could go on and on and on and on!!!!!”

LOUISIANA REALTORS REAL ESTATE TRENDS REPORT. This report was part of an email that may have gone up-opened that you should be aware of. According to the report you may be surprised that sales are better than a lot of people think:

Driven by the first-time buyer tax credit, existing-home sales showed another big gain in October with a strong uptrend established over the past seven months, while inventories continue to decline, according to the National Association of REALTORS.

Existing-home sales – including single-family, townhomes, condominiums and co-ops – surged 10.1 percent to a seasonally adjusted annual rate of 6.10 million units in October from a downwardly revised pace of 5.54 million in September, and are 23.5 percent above the 4.94 million-unit level in October 2008. Sales activity is at the highest pace since February 2007 when it hit 6.55 million.

Lawrence Yun, NAR chief economist, was surprised at the size of the gain. "Many buyers have been rushing to beat the deadline for the first-time buyer tax credit that was scheduled to expire at the end of this month, and similarly robust sales may be occurring in November," he said. "With such a sales spike, a measurable decline should be anticipated in December and early next year before another surge in spring and early summer." Gymbeaux Note: The Bill that extended the first-time tax credit as well as homeowners desiring to sell and buy was signed in effect and may change the outlook through the first two quarters of 2010.

GRATITUDE – A COLLECTION OF DAILY MESSAGES by Wes Hopper. Mr. Hopper sends out an email every day with a one-page daily gratitude message. I have been collecting them into a book format designed to provide you with something to read first thing every morning before you get started and again every night before you turn in. You have a choice in how you approach your day, start by working on your best attitude. I have uploaded the book to www.SlidellCalendar.com in the Documents sectin under EBooks. Daily Gratitude. If you would like to subscribe to Wes Hopper’s daily email, go to www.DailyGratitude.com and scroll to the bottom. You will receive an EBook, The Power of Gratitude and you signup for the daily ezine at the same time.

MARKETING TIP: Provided by Jeffrey Gitomer, The Little Black Book of Connections (should be required reading for everyone in sales): Situation, you get a friend to give you a referral to call. You call and are told “No thank you.” Here is what Jeffrey says, “If you would have used your brains instead of your walled for thinking, you would have asked your friend to set up a three-way lunch or breakfast (I think breakfast is so much better) where you, your connection and his or her connection could all sit down and meet in a safe environment. This way, you have your best opportunity to engage and make a connection at the same time you are with the person who can affirm that what you are saying is both true and valid. A much more compelling environment. One that will most likely breed a successful outcome.” http://www.gitomer.com/Jeffrey-Gitomer-Little-Black-Book-of-Connections-pluLBBC.html

THE POWER OF THANK YOU, by Jon Gordon. Another great article/suggestion by Jon Gordon. Very appropriate for Thanksgiving

WHY REINVENT THE WHEEL? WHY SEARCH FOR SOMETHING THAT HAS ALREADY BEEN FOUND? I will create a “card” and put a supply in the resource room where you can identify a web site that you have found useful. I will then create a blog (easy to maintain) of the sites submitted, categorize them to making finding what you are looking for easy and most important include a one or two sentence as to what makes this site special as compared to all others. Then when you need something from the Internet, look at what someone in the Market Center not has already discovered but has also used and is happy with the quality, price and ease of use. If you want to email me your favorite link, this is what I will need:

• The Category (Internet, Training, etc)
• Submitted by
• Recommended Web Site URL:
• Cost if any (remember FREE is always a good thing):
• Brief comments as to why you think it is a good site and how you used it:

Here is a link to the first draft. http://slidelllinksmyblog.wordpress.com

FREE E-BOOK. THE LEFTHANDED SOLDIER. This link is provided courtesy of Stacey Chehardy; thank you Stacey, THIS IS SPECIAL! Wasn’t sure what it was all about and am truly glad I read it. I can only hope that everyone takes this opportunity to literally “read-for-a-change”. I have uploaded the Ebook to www.SlidellCalendar.com in the Document Section under Ebooks as well as attaching it to the email that notified this newsletter was posted online.

NAR PREDICTS SUNSHINE & LOLLIPOPS; REALLY? This is an article posted on the Web by a friend of mine, Linda Davis very much worth reading:

ANDY ANDREWS – THE BUTTERFLY EFFECT. Great stories, very inexpensive book that would be great as a gift. Read about it here: http://www.andyandrews.com/blog/the-butterfly-effect

COOL VIDEO OF MIKE THE TIGER AT LSU; the miracle of an animal’s mind at work. You have to pay attention, the video is great stuff but the story behind the video is absolutely mindboggling.

THREE KEY QUALITIES FOR YOUR JOURNEY THROUGH LIFE, by Lew Smallwood. A short but very good article that could help you through your daily struggles if you learn to be focused on what matters. This is part of Smallwood’s blog and he may have added a new one beyond this post but it will still be located on his blog, you may have to look for it. http://dynagroup-online.blogspot.com/

eMerge EMAIL PROGRAM: This is a personal recommendation. A local Slidell company NM Designs has created a wonderful email program that enables you to create great email headers, footers and special use emails plus create newsletter templates. You are not restricted to just one or two themes, you can create as many as you desire. You can also track how many of your emails are opened, not opened and how many are bounced back. You can also track how many of the links you provide are opened. This for only $10.00 a month for up to 500 email addresses. $30.00 a month for up 2500 addresses. I used the program to email you the link to this newsletter. It is a great program and will only get better from this point on. Anyone interest should email Natalie Guess at: nguess@nmdesigns.com.

FROM DR. TOM HILL’S FRIDAY EZINE: Solitude: If you have not tried a 3 day solitude retreat I highly recommend it. Here are some guidelines: You must not talk to another human being (dogs are okay) for the entire 3 days. Obviously no email, radio, TV, newspapers, etc. You can only be reached in case of an emergency. It takes about a day and a half just to disconnect with the world. Spend the time writing, meditating, praying, journaling, reflecting and communing with nature. If possible, I recommend you do this quarterly but at a minimum annually. If you would like to link to Dr. Tom’s Friday Ezine, go to: http://archives.subscribermail.com/msg/f6f05369560247c3a84bf53c33025f7a.htm

NEW OREANS BLIGHT/RESTORATION: To see how our blight compares to other cities, you can find the latest data at: http://www.gnocdc.org/BenchmarksforBlight/ and
to visualize block-by-block repopulation data for New Orleans (June 05 and Sep 09), visit our interactive map at: http://www.gnocdc.org/repopulation/ AND REMEMBER, THE CITIES BEING COMPARED TO DID NOT HAVE A MASSIVE FLOOD!

One thing we all learned at the recent 2009 NAR Conference is that short sale transactions will comprise a significant amount of your business for the next three to five years. Whether you are a new agent or an experienced broker now is the time to gain market share and pull away from your competition. The Certified Short Sale Agent (CSSA) designation is an industry-recognized symbol of excellence and experience. It teaches you how to make short sales an effective and profitable part of your business. It is a MUST have for any serious listing agent. The cost is $225.00 to obtain this designation. Register at: https://www.onlineregistrationcenter.com/register.asp?m=201&c=262

EMAILFINDER.COM: This is a program that claims to be able to find any email address. I did not subscribe to it but went as far as I could. It costs $14.95 to enter an email address and get to the next step where it actually lists all the email addresses it finds for your search. For $1.95 a month (paid annually) you have unlimited search abilities. www.EmailFinder.com.

GOOGLE IS MORE THAN JUST A SEARCH ENGINE: Found a gold mine of information on http://www.small-business-software.net/free-website-content.htm
There are articles galore on just about every aspect of the internet from blogs, to tracking articles to optimizing your computer to a look at slogans. There is so many articles it would be hard to imagine that you could not find something to improve your business like Google is More Than Just A Search Engine:

Online Newsletter for the week of November 21

QUOTE: A Success Business, "must serve the owners by providing them with profits. It must serve the team by providing them with recognition, rewards and a paycheck. It must serve the suppliers (vendors) by paying their bills. And it must serve the customers by fulfilling their needs." Bradley J. Sugars from "The Business Coach" www.ActionCoach.com

JIM'S MONDAY M&M GROUP. For the remainder of the year we will continue to talk about what you want to talk about and we will also talk about going paperless.

TAX CREDIT CONCERNS: There is no problem for first time home buyers with the tax credit extension but if a HOMEOWNER wants to take advantage of the tax credit, they must take action NOW rather than later. Keep in mind that most homeowners must sell their home BEFORE they can buy so they have to put their homes on the market NOW. And as we all know, NOW (the upcoming Thanksgiving/Christmas/Mardi Gras seasons) are not normally the best time to sell. You need to be talking with your sphere NOW and not later in order for them take advantage of this government program!

THREE REALLY GREAT AND SHORT ARTICLES THAT WILL HIT THE MARK! This is a link to the most recent Sales Dog Newsletter. This is stuff you can use: http://www.salesdog.com/newsletter/2009/nl0450.asp

CREATING A WORLD TO WHICH OTHERS WANT TO BELONG, by Lew Smallwood. If you are asked to serve on the Agent Leadership Council, or not, this is a great article about leadership. http://dynagroup-online.blogspot.com/

YOU WANT GOOD NEWS, CHECK OUT THE 10/12 CORRIDOR NEWSLETTER. You can find bad news anywhere because “if it bleeds, it leads” but you have to look for good news and when you do it is there in abundance.

A PITTANCE OF TIME. Received this on Veterans Day. To put it into perspective, my uncle, Francis Xavier Peters was in the Army during WWII. He never talked about his experiences, never not even to his mother. I only recently discovered he earned a Purple Heart because of his wounds on the beaches of Normandy and again during the Battle of the Bulge but he never said a word. The next time you see a member of our services, give them a thumbs up; it means a lot. http://mail.google.com/mail/?ui=2&ik=db5ed59e2e&view=att&th=124e4a44aed4895b&attid=0.1&disp=attd&zw

HOUSING PRODUCTION NEEDS; THREE SCENARIOS FOR NEW ORLEANS. This is a downloadable report, the link is on the bottom left of the web page:

HAYHOUSE IS HAVING A CHRISTMAS SEASON SALE. Great deal. I highly recommend the DVD You Can Heal Your Life for only $10.00. http://www.hayhouse.com/shop-catalog/holiday-catalog-2009/week-one-best-selling-authors/limit:100000

TOUR FACTORY. If you go to www.tourfactory.com the flyer suggests that you can put your listings on Facebook.com automatically and for free. There is always a gimmick somewhere, don’t know much about the site. Venture at your own peril.

5 ACTIONS TO GET FINISH 2009 STRONG AND PREPARE FOR A GREAT 2010: 5 great activities you can do now to help build the proper mindset for success in 2010 by Joe Tye. The book mentioned, Your Dreams Are Too Small is an excellent read that I highly recommend. http://campaign.constantcontact.com/render?v=001iXIUy3Vz-XwZy3Q_T9tcIGNaEZpg-CSYQGf8qhXzfSeQAaYQhgtji4xKexoaJapH8xAF6E2xxfMTKLbR7vAFkFg93ehUu_kApFFqQ-cmJOTxbNyix7WSnZR05KcblxLONfdjGGj3DYA%3D

INSPIRE CONFIDENCE. Excellent example of the power of self-talk. Click on the link within the link to access the 20 Ways To Get Mentally Tough; all by Jon Gordon:

FREE BLOGS: The following are links to web sites where you can build a FREE blog and FREE is usually a good thing; these are great sites:

It has been said that your web site is looked upon favorably by Internet search engines like Google, Trulia, Yahoo, etc when your web site is “content rich” and you can add content to your personal web site by creating a blog and regularly updating it. If you want to learn how to blog and what to blog about, go to www.NuggetsForTheNoggin.com and then search the archives for July 2009, Blogging for Success.

I TWEET, THEREFORE I AM. WHO AM YOU? Really great article on “tweeting” by someone who initially dismissed Jeffrey Gittomer. He now tweets regularly.

AMAZING VIDEO; a recommendation by Stacey Chehardy: http://www.youtube.com/watch?v=_j6IBdHW_rY

BROKER BIT: Another case of checking the tax roll blues. Customer wants to list a home that was purchased in 2006. The owner paid all cash for the property. The key is that since it was an all cash sale, the owner did not have the protection of the mortgage company to remind the owner of taxes and insurance. As it turned out, there was a $39.00 tax that was not paid. The property unbeknownst to the owner was put up for a tax sale and was purchased in February 2007. Had the listing agent not run the tax rolls the tax discrepancy would not have been discovered and the owner may have lost the home next February. This is not the first time that ownership discrepancies have been uncovered by running the tax rolls. You should run the rolls on every listing to make certain that taxes have been paid and that the owner you are dealing with is really the owner. In another incident, an owner had two parcels to sell, one with a home and one without. When the listing agent ran the tax rolls there was a very minor tax bill on the property WITH the home and a huge tax bill on the property without the home. This would indicate that just maybe the taxes were applied to the wrong property. Is it worth running the tax records?

QUESTION: Does anyone know how many pages it took to write the U. S. Constitution and all the related amendments? Drum roll………………………… 17; that’s NOT a typo. Now compare that to some of the bills being presented in the house and senate. Dah! While working with the U. S. Government I was told never to say what you can in only one or two pages; the reader will not put any credence in what you say. Expand it to 10 to 15 pages to give your report credibility and to demonstrate you worked hard on it. More importantly it creates job security in that no one could do it better than you could. But if you really want to get what you want, expand your simple report to enough pages that (1) people won’t read it but “think” you did the subject justice, and (2) they won’t be able to understand what you wrote and therefore give it unconditionally acceptance.

MLS TIP: Can’t think of what photos to take and upload to the MLS? Think outside the box. Take photographs of the back yard, the back of the home, the patio area, the A/C unit, pool, out buildings, guest house/quarters, unique crown molding or millwork, close up of kitchen cabinet door, close up of front door, unique garage features, view through window in den, kitchen living room, etc.

MARKETING TIP: Video testimonials. You are not who you think you are but you are who your customers think you are. More importantly potential customers may believe what a past customer says about you more than any one thing you can do. When the moment strikes when someone compliments you on the work/service you have performed, why not be ready and capture the moment on your Pocket Digital Camcorder for only $49.95. It has a built in USB connector making it easy to transfer files to your computer or the internet. TigerDirect.com is having a sale and the latest technology can be yours. Check it out at: http://www.tigerdirect.com/applications/SearchTools/item-details.asp?EdpNo=4964959&Sku=A617-1010

ONE LINK, THREE GREAT (AND SHORT) ARTICLES ON IMPROVING YOUR SALES. “The High Cost Of Low Curiosity,” “They’re Just Not That Into You,” and “Will Asking For A Referral Damage Your Relationship”. Good reading.

DEATH OF A REAL ESTATE CAREER. This is a two part article that is really a capsule of what to watch for to be successful. Successful people typically do those things that other people choose not to do and who by not doing them doom their real estate career and business to failure. I have uploaded the report to the www.SlidellCalendar.com, Documents, Training Booklets and Articles. I have also attached it to the email that announced this newsletter.
