MEMORANDUM OF UNDERSTANDING IMPORTANT PURCHASING DECISIONS, has been revised to include a brief statement regarding the Good Faith Estimate of 2010 and its related problems concerning the accuracy of the information provided. ELECTRONIC BROKER’S SIGNATURE: I now have the ability to insert an electronic signature on documents via the Internet. This means I can review and sign documents from anywhere there is Internet Access. To make this process run smoothly, you need to group your documents uploaded to the Paperless system by grouping together only those documents requiring the Broker’s signature such the Listing Agreement and Listing Agreement Addendum. Few if any of the other listing documents require the broker’s signature so they should be uploaded separately. Non-paperless documents should be sent via email and I will return them with the electronic signature affixed via email.

PAPERLESS UPDATE:

In a perfect world every agent would properly label their uploads, example, one file would read: MLS: Listing Agreement; Listing Agreement Addendum; Agency Disclosure; Seller Net Sheet, etc. Forms that no one will see except the listing agent and the broker. Another file would include: Property Disclosure; Waiver of Redhibition; Mold Disclosure; Lead Base Paint, etc, forms that would be uploaded to the MLS in addition to the paperless system. A third file could be used to identify forms not included in the list of forms such as Survey; Home Warranty Agreement; Corporate Resolution, etc. Many associates are mislabeling their file label, example, the label will read MLS but when it is uploaded it will be anything but the MLS. Some are using only letters, example, “F” to identify the file and there is no way to know what is in the file.

Another on-going issue involves scanning. Several uploads have either the top and/or the bottom of the form being scanned cut off. These must be rescanned. You must be able to reproduce the entire form by printing it out whenever it is asked for. Cut off forms, crooked forms, forms that at best can’t be read (quality of product) really need to be rescanned. The paperless system is a great program but will be only as good as the products we save.

WARNING: Received note that members of the Real Estate Commission may be visiting offices where there were associates who failed to renew their licenses on time to ascertain if those licensees were in fact engaged in real estate between January 1 and whenever they actually renewed their licenses.

DOCUSIGN. There is a program that you can subscribe to that enables you to obtain an electronic signature from a customer. The cost for the real estate version is $19.95 a month. The way it works is that the customer selects a “style” of signature and accepts it. The acceptance is given a specific number that indicates it is his or her signature. It is then affixed to the actual document on the computer. This would work if you had all your forms on your Notebook computer and displayed the forms to your sellers (for example) while at your listing, had them electronically sign them, the service sends the signed forms to your sellers (electronically) and you have them on your computer without every creating a piece of paper. WHY DON’T GOLFERS WEAR SUN SCREEN? NOT JUST FOR GOLFER! This is a great article not so much because it is about golf but rather the results the sun has on people exposed to the sun and that would include everyone but especially people who sunbathe and spend time on the beach:

It's not that we don’t know we're at increased risk of skin cancer because of the amount of sun golfers are exposed to. One golfer dies from skin cancer every three hours, and 1 in 1,000 contracts skin cancer daily. Also, dermatological screenings at golfing events show that as many as 45 percent of golfers have some type of skin cancer.

So we get it, and we applaud "Duty to Care," a symposium about sun safety at the recent PGA Merchandise Show. This symposium gave groups like The Sun SafeTee Program a chance to shine. The program provides sun-protection education and skin cancer-awareness programs so that golfers can enjoy a lifetime of healthy golf.

But back to the real reason why we don't wear sunscreen, or at least not enough before and during a round: It messes up our grips. However, a new product called Mulligan, by TanMan Sun Control Products Ltd., is a non-greasy wipe that dries in 30 seconds and gives SPF 30+ protection against UVA and UVB rays. The sunscreen is resistant to water and perspiration.

On Becoming The Best

Being the best you can be has become a catch phrase that unless you truly think about it, is nothing more than a phrase that will not help you get to where you want to be in your life or your career. Yes, it is a start. As Wallace Wattles said in 1910, you must “think in a certain way” and that certain way is to become a student of whatever you want to become successful doing. If you want to play better golf. Study golf. If you want to take better photographs, study photography. If you want to become a more successful real estate salesperson, study real estate and sales. Whatever the subject, make it your life study to become better at what you do. There are basics involved in every activity. Oftentimes people do the minimum to get started and then stay at the minimum and expect great results. Here is a thought to ponder. What could you become if dedicated 182 hours of study on your life's objectives. Let’s take sales. What kind of sales person could you become if you somehow could spend 182 hours over the next year making sales a study? Like most goals if you look at the end as a major task, few if any will ever get started. But if you look at the end as a process taken one step at a time, you discover a pathway to success in achieving your desired result. How can you set aside 182 hours over the next 12 months? Just 30 minutes a day; just 30 minutes a day. Now think about that. How can you dedicate just 30 minutes a day to a project WITHOUT FAIL? You can wake up 30 minutes earlier, go to bed thirty minutes later, watch 30 minutes less television or just stay focused for 30 minutes. In today’s society the last may be the most difficult. Someone asked Jack Nicklaus one of the greatest golfers of all time how he can stay focused over the course of a 4 to 5 hour round of golf. Nicklaus said he does not have to stay focused for 4 to 5 hours, he only needs to stay focused for the less than 60 seconds it takes to set up and take just one shot at a time; then relax in between shots. In most business pursuits no one is going to hold your hand, step by step to success. Once you become initially qualified to engage in business, it then becomes entirely up to you to create your own educational plan and to make your business a personal study. You would have to be extremely lucky to reach the pinnacle of your business success through luck. Have you ever noticed how some folks just seem more lucky than others? If you look closely, you will most likely see someone who has made their passion a life’s study. At the end of each day, can you honestly say you have spent just 30 minutes over the past 24 hours dedicated and focused to becoming better at what you do? If not, what are you becoming better at? You become that which you think about most.
