• I’d write a blog about the location where I was selling.
• I’d take tons of pictures and post them on the blog.
• I’d shoot walking tour videos all the time with a Flip camera and post them.
• I’d shoot interview videos with people from my community.
• I’d host meet-ups and tweet-ups for local residents, inviting people who are house hunting.
• I’d find various niche communities (developers, stonemasons, parents) and start community platforms for them on Ning.
• I’d empower as many local businesses onto the Net as I could, and help them get successful.
• I’d encourage as many people in my community to join Twitter as possible, and I’d bundle them into a list.
• I’d consider setting up hyper-local news and events sites, or at least empower/support their construction.

I probably wouldn’t put pictures of me in a tie (or a dress) and write about the rates. I probably wouldn’t pitch you dozens of times in a row. I probably wouldn’t just rehash links to listings.

LICENSE RENEWALS: Time is running out to renew your licenses without incurring a late fee. According to the Louisiana Real Estate Commission web site, only 25 of 96 have renewed their licenses to date. IMPORTANT OR NON-IMPORTANT; YOU DECIDE. This weekend I discovered a magnificent free Ebook entitled The Jackrabbit Factor, by Leslie Householder. Her story is pretty amazing. She and her new husband spent over ten years attending one seminar of self-help after another and read book after book all to no avail until one day the light bulb went on. The Jackrabbit Factor is what she discovered and is making it available free of charge (that speaks volumes about her motive). When you read this article, think not only of Christmas memories but just memories in general and what causes you to think of someone. For example, one of my agents and friends went to Disneyland and when he returned brought me a Winnie-the-Pooh coffee mug. That was over 20 years ago, I still have the mug and I think of him every time I see it. An agent and friend in my current office went to Alaska and she too brought home a coffee mug for me and every time I see it I think of her. My wife and I received many wedding gifts over 42 years ago but I can remember only one. It was a dinner for two in downtown London, England. The gift was waiting for us when we arrived in London being stationed there immediately, like the next day, after our wedding. Point is that neither mug or unique wedding gift had advertisements all over them yet they are very memorable for the gift not any type of advertisements. MISSISSIPPI LICENSE UPDATE: Here are the rules if anyone is anticipating applying for a Mississippi Real Estate License as a reciprocal of their Louisiana License.

1. You must join a board in Mississippi. Any board will suffice.
2. As the Broker of the Picayune Market Center, my primary board membership is with the Pearl River Board of Realtors and I am a member of their MLS system. I am also a secondary member of the Gulf Coast Association of Realtors in Gulfport but I am not a member of the Gulf Coast MLS system.
3. Regardless of your board of choice in Mississippi, you must join the Pearl River Board of Realtors MLS system but not necessarily the board if you belong to another Mississippi Board.
4. Having a dual license means you must pay board and MLS dues in the second state but you do not have to the national NAR dues since you are already a member through your Louisiana membership.

It is my opinion, that if you plan to do real estate business in Mississippi, at least 2 if not 3 sales, you would be better referring business to a Licensed Mississippi agent as compared to paying all the various dues and fees required to obtain your Mississippi license. If you plan to do more than 3 transactions a year, then by all means, get your license.

Just so you know, there are two distinct and very different MLS systems in our area. The Gulf Coast MLS services areas from Waveland to Ocean Springs but not the Picayune area although like GESRIN they have MLS areas that are actually out of the area including Picayune. Picayune has a different MLS service entirely and serves the Picayune, Poplarville, Carriere, Kiln and other communities primarily in the 601 area code. They too have the ability to post listings in areas such as Gulfport, Waveland, etc but those are not their primary area. If your business takes you to both geographical areas, you need to consider joining both boards and both MLS systems. If not, select one and go with it.

CONTACTING YOUR SPHERE OF INFLUENCE AT CHRISTMAS: If you want to do something special for the folks in your sphere of influence, instead of buying them a calendar, ruler, tote bag, etc, make a donation in their name to a charity of your choice and then let them know by card that you have done so. I receive about two of these a year and they mean more to me than most of the gifts I receive because I know that others need the help far more than I do. If you watched the Pink Glove Dance from last week’s newsletter, the Breast Cancer Fund would be a good place to donate if you don’t have a favorite charity.

EXISTING HOME SALES RECORD ANOTHER BIG GAIN IN OCTOBER:
Driven by the first-time buyer tax credit, existing-home sales showed another big gain in October with a strong uptrend established over the past seven months, while inventories continue to decline, according to the National Association of REALTORS.

Existing-home sales – including single-family, townhomes, condominiums and co-ops – surged 10.1 percent to a seasonally adjusted annual rate of 6.10 million units in October from a downwardly revised pace of 5.54 million in September, and are 23.5 percent above the 4.94 million-unit level in October 2008. Sales activity is at the highest pace since February 2007 when it hit 6.55 million.

Lawrence Yun, NAR chief economist, was surprised at the size of the gain. "Many buyers have been rushing to beat the deadline for the first-time buyer tax credit that was scheduled to expire at the end of this month, and similarly robust sales may be occurring in November," he said. "With such a sales spike, a measurable decline should be anticipated in December and early next year before another surge in spring and early summer." Gymbeaux Note: The Bill that extended the first-time tax credit as well as homeowners desiring to sell and buy was signed in effect and may change the outlook through the first two quarters of 2010.

Here are some guidelines: You must not talk to another human being (dogs are okay) for the entire 3 days. BROKER BIT: Another case of checking the tax roll blues. Customer wants to list a home that was purchased in 2006. The owner paid all cash for the property. The key is that since it was an all cash sale, the owner did not have the protection of the mortgage company to remind the owner of taxes and insurance. As it turned out, there was a $39.00 tax that was not paid. The property unbeknownst to the owner was put up for a tax sale and was purchased in February 2007. Had the listing agent not run the tax rolls the tax discrepancy would not have been discovered and the owner may have lost the home next February. This is not the first time that ownership discrepancies have been uncovered by running the tax rolls. You should run the rolls on every listing to make certain that taxes have been paid and that the owner you are dealing with is really the owner. In another incident, an owner had two parcels to sell, one with a home and one without. When the listing agent ran the tax rolls there was a very minor tax bill on the property WITH the home and a huge tax bill on the property without the home. This would indicate that just maybe the taxes were applied to the wrong property. Is it worth running the tax records?

QUESTION: Does anyone know how many pages it took to write the U. S. Constitution and all the related amendments? Drum roll………………………… 17; that’s NOT a typo. Now compare that to some of the bills being presented in the house and senate. Dah! While working with the U. S. Government I was told never to say what you can in only one or two pages; the reader will not put any credence in what you say. Expand it to 10 to 15 pages to give your report credibility and to demonstrate you worked hard on it. More importantly it creates job security in that no one could do it better than you could. But if you really want to get what you want, expand your simple report to enough pages that (1) people won’t read it but “think” you did the subject justice, and (2) they won’t be able to understand what you wrote and therefore give it unconditionally acceptance.

MLS TIP: Can’t think of what photos to take and upload to the MLS? Think outside the box. Take photographs of the back yard, the back of the home, the patio area, the A/C unit, pool, out buildings, guest house/quarters, unique crown molding or millwork, close up of kitchen cabinet door, close up of front door, unique garage features, view through window in den, kitchen living room, etc.

NEWLY LICENSED LOUISIANA AGENTS – HEADS UP. Don’t know when it occurred but the license law has changed whereas you once had to complete the 45 post-licensing course within the first full calendar year after being licensed, you now have to complete it
The appropriate section of the license law follows:

Each person obtaining an initial salesperson's license shall complete forty-five post-license education hours within one hundred eighty days after the initial license date. Such hours shall be in subjects required by the commission including but not limited to laws, rules and regulations changes, finance, and the handling of funds. Post-license education hours may be used to satisfy eight hours of the twelve-hour annual continuing education requirement; however, post-license education hours shall not satisfy the four-hour mandatory continuing education topic specified by the commission.

IF YOU HAVE READ LAST WEEKS NEWSLETTER AND WATCHED THE DAVID KNOX VIDEO, DAVID CONFIRMED THAT I HAVE PUT ON SEVERAL (MAKE THAT MANY) OF YOUR LOVE LETTER REGARDING YOUY MLS INPUT WHEN YOU USE ALL CAPS FOR EVERYTHING. In computer language IT IS SHOUTING! In computer language when you use ALL CAPS, what do you do to put emphasis on a point your want to emphasize. If either of these two reasons are insufficient, think of this, ALL CAPS ARE MUCH MORE DIFFICULT TO READ; THAT ALONE SHOULD WANT YOU TO CHANGE TO NON-ALL CAPS EMAILS.
