BROKER BIT:  TIME LINES.  Time lines are extremely important.  When working an Agreement to Purchase there are many time lines that need to be observed as well as protected.  It starts on Page 1 where the Designated Listing Agent is REQUIRED to sign the receipt portion at the top of the page.  If the Agreement is emailed or faxed, you need to ask the Designated Listing Agent to send you a timed and dated receipt either by email or fax and then make certain you upload the receipt to Paperless.  The next time line that MUST be completed is on page 6 where if you are the agent presenting the Agreement to the Sellers you MUST complete line 328 indicating WHEN you presented the Agreement to the Sellers.  But it does not stop there.  The next time line appears on line 348 and that is where the agent representing the Buyers signifies WHEN the Seller’s response to the Agreement was presented back to the Buyers.  Time lines are also important on Counter Offers where the time and date of receipt and acceptance are REQUIRED.  You must look at Agreements to Purchase, Addendums and Counter Offers from the eyes of an investigator; can the time line of actions taken be confirmed?  One absolute way to insure that your time lines are complete is to remember the Golden Rule – LEAVE NO SPACE BLANK!
