BOOK RECOMMENDATION: The Heart Mender by Andy Andrews. The book was first released as The Island of Saints. When I read it I kept asking if it were true. It was and is. It is about a German U-Boat operating between New Orleans and the Florida Panhandle. A German sailor was betrayed by the onboard Political Officer, was shot and left for dead in the water. A local resident who was widowed when her husband was shot down over England found the sailor on the beach and this is their most remarkable and true story. PROTECT YOUR LICENSE. I have uploaded a document on www.SlidellCalendar.com  in the Document Section and in the Legal Issue Folder. The information has been extracted from the Louisiana License Law and the Rules and Regulations promulgated by the Louisiana Real Estate Commission. Of course there are included “Gymbeaux Notes” to help explain or provide examples.

COMMISSION MODIFICATION FORM: It is not unusual to be faced with a listing going into a short sale situation and the bank requiring a commission modification in order for a sale to work. In such a case the actual commission paid may not be the same as what had been offered on the MLS to a coop agent/broker. This form could be used to upload to the MLS and a comment entered into the Agent Remark Section to advise coop agent/broker that a modification to the commission may be required and to download the Commission Modification Form from the MLS. The form was uploaded to www.SlidellCalendar.com  in the Document section in the Short Sale Folder.

FRAUD ALERT FROM NOMAR

We wanted to let you know about a fraud attempt that has been reported to us regarding an offer on a listing. Below is an account of the report from the listing agent.

“We received an offer last week through agents who got a client over the internet. The offer on the surface looked very good. All cash, closing in 30 days and a $20k deposit. We suspected something was up from the start. The client had never seen the house.

We asked for proof of funds. The buyer's name was Wakabayashi Hisaki. He insisted on the title company holding the deposit and said that his broker could not wire funds that he had to overnight cashier’s checks to the title company for the $20k deposit. We also Googled the buyers name only to find out that there was a fraud alert out for him from a law firm in Canada stating that he was purchasing property with fraudulent checks.

He sent a "bank statement" from ScotiaBank in Canada. We called ScotiaBank and it was totally forged. The 800# on the statement was for the Grand Hotel. Their routing numbers were wrong and there was no such address of the branch.

The agents that gave us the offer said that he had emailed other agents in their office as well telling them that he wanted to buy property in New Orleans. Our clients rejected the offer.

This listing agent also reported that they received an email that some agents had been sent counterfeit checks that were issued from Dover Federal Credit Union. They had been presented to New Orleans and Shreveport title companies.
